Leading Asia-Pacific logistics specialist, LOGOS, has commenced construction for a 9,845sqm, temperature-controlled distribution warehouse for Ingham’s at LOGOS’ Hazelmere Logistics Estate, WA, who have taken a long-term lease on the facility.

In operation for more than 100 years and now listed as an ASX-company, Ingham’s is the largest integrated poultry producer across Australia and New Zealand, providing their products to major retailers, QSR operators, food service distributors, and wholesalers. Ingham’s will be joining other major customers at the Hazelmere Logistics Estate including DHL, Primary Connect (Woolworths Limited), Fisher & Paykel and McPhee Distribution.

LOGOS’ Hazelmere Logistics Estate is set to provide an abundance of opportunities for the area, including employment and economic growth. With its location adjacent to some of Perth’s major arterial roads, the estate is easily accessible for occupiers. The facility covers a site area of 24,700sqm and a building area of 9,845sqm, comprising a temperature-controlled distribution warehouse, and an environmentally conscious design, targeting a 5 Star Green Star Rating. Key sustainability initiatives include a 500kw solar system, 455kL rainwater tank, and sustainability and transparency in material procurement including a minimum of 80% of construction waste to be re-used or recycled. The warehouse will be used to serve Ingham’s various stock, with the use of its freezer and chiller rooms, multipurpose rooms, weight label rooms, and more, allowing for distribution within WA, nationally, and internationally.

Leveraging the Estate’s location and strong customer interest, LOGOS is speculatively developing a 19,000 sqm facility adjacent to the Ingham’s facility. The spec facility will offer tenants flexible space between 6,300sqm-19,000sqm and is due to reach completion in August 2023.

The completion of the speculative development and Ingham’s facility will mark the completion of the 20-ha estate. The completed estate will offer 96,000 sqm of prime-grade logistics space.

LOGOS’ Head of Australia and New Zealand, Darren Searle, said: “We are proud of the progress of the Hazelmere Logistics Estate and the delivery of a premium facility to service our customers in Western Australia. We look forward to working with our key partners and are pleased to be extending our relationship with Ingham’s at this Estate.”

Ingham’s COO, Anne Marie Mooney, said: “Ingham’s is excited to be working with LOGOS, CIP Constructions and TMX to design and develop this facility. With our strong focus on sustainability, targeting 5 Star Green Star for a temperature-controlled facility speaks to the ambition of the project and our ongoing commitment to deliver Deliciously Good Food in the Best Way.”

CIP Constructions is the head contractor for the development, having worked with LOGOS on numerous projects across Australia. CIP Construction’s Construction Manager, David Crowther added: “CIP Constructions are proud to have been appointed builder for this facility and are looking forward to working with LOGOS, Ingham’s and TMX to deliver a market leading industrial facility. We are eager to get mobilising on site and are looking forward to sharing more construction milestones as the build progresses.”

“We are delighted to be working on our third project with Ingham’s in the rollout of their National Distribution Network Optimisation Strategy. TMX has been engaged to manage the full end to end development process for Ingham’s including DC Design, Property Procurement and Project Delivery. With the procurement process now complete, we look forward to working with LOGOS and CIP Constructions on the successful delivery of this new and class leading facility,” said Sam Dellios, TMX’s Director of Property.
