LOGOS acquires major development site in Eastern Creek, NSW to develop a c.$500m logistics estate

Leading Asia-Pacific logistics specialist, LOGOS in partnership with its LOGOS Australian Logistics Venture (LALV) has acquired a large-scale logistics development site in Eastern Creek NSW from the charitable property organisation, Sargents Charity Limited. LOGOS will develop the site into a prime, multi-unit logistics estate with an end value of circa $500 million.

The 26.7 hectare site is located on Archbold Road in Eastern Creek; one of Sydney’s key industrial suburbs which is experiencing increasing demand from food and beverage, e-commerce, and logistics occupiers. The site benefits from direct access to Sydney’s arterial road network and its close proximity to Western Sydney Airport.

LOGOS will develop the site into a multi tenanted, prime logistics estate, offering over 95,000sqm of gross lettable area to suit the requirements of a range of potential occupiers. The Estate will be delivered in accordance with the Group’s ESG strategy and support LOGOS’ net zero ambitions. Initiatives will include maximising rooftop solar opportunities with a minimum system capacity of 700kW and 3.6 hectares of land dedicated for bush regeneration and revegetation. The Estate will also target a 5 Star Green Star rating.

LOGOS’ Head of Australia and New Zealand, Darren Searle, said: “We are excited to be growing LALV’s development pipeline into the strategic central western Sydney logistics market of Eastern Creek with LOGOS’ broader Sydney logistics portfolio now covering south, south west, north west, central west and Moorebank.

“As an estate developer of scale, this new Eastern Creek logistics estate will provide customers with medium to longer term flexibly for growth in this key strategic location. We look forward to working with our partners and the local council on delivering this new Estate,” he added.

Industrial vacancies in the Outer Northwest Precinct of Sydney currently average 0.3%1 and substantial landholdings, such as the Archbold Road property, are key in supporting the strong demand for industrial and logistics space with superior access to Sydney’s arterial road network.
